House leveling is what most people are actually asking for when they search for foundation repair: part of the house has settled, the floors slope, doors swing or stick, and they want the home brought back to level. “Leveling” is the goal — steel piers and pier adjustment are how it gets done. When a section of foundation sinks into North Texas clay, we don’t patch the symptoms; we restore support under the parts of the house that lost it.
The method depends on the foundation. On slab homes, steel piers are driven to load-bearing strata beneath the moving clay, then the settled sections are lifted back toward their original elevation — measured against the readings we took during inspection, not eyeballed. On pier & beam homes, leveling often means adjusting and shimming the existing piers under the crawl space, reinforcing sagging beams, and adding steel piers at the perimeter where the foundation itself has settled. In both cases the lift is gradual and monitored: the aim is maximum practical recovery — closing cracks and freeing doors — without overstressing the structure on the way up.
Every leveling job starts with a free inspection: elevation readings across the whole floor plan that show exactly which areas have dropped and by how much, in writing. You get a repair plan with an exact price before any work starts, steel pier installations carry a lifetime transferable warranty, and if your floors are within normal tolerance we’ll tell you that too — some inspections end with “monitor it and call us if it changes,” and that answer is free.

How much does house leveling cost in North Texas?
It depends on how many piers — or how much pier adjustment — your home actually needs, which the elevation readings determine. A home with one settled corner needs far less than one with widespread movement, so we don’t quote from square footage or over the phone. After the free inspection you get an exact written price, it doesn’t change once work starts, and financing is available.
Is house leveling the same thing as foundation repair?
They’re two names for the same job. Leveling describes the outcome — bringing a settled house back toward its original elevation. Foundation repair describes the method: steel piers driven to stable strata under slab homes, or pier adjustment, shimming, and beam work under pier & beam homes. If a company quotes you “leveling” and “foundation repair” as separate line items, ask what each one actually means.
How long does house leveling take?
Most jobs run one to four days. Pier & beam releveling is usually finished in one to two days; slab leveling with steel piers typically takes two to four depending on how many piers the plan calls for and the access around the home. You can normally stay in the house while the work is done.
Will leveling the house cause new cracks in my drywall?
The lift is done gradually and measured as it goes, specifically to minimize that. As a house moves back toward level, existing cracks usually close; occasionally a hairline cosmetic crack appears where materials have adjusted to years of being out of level. That’s cosmetic and minor compared to the ongoing damage of leaving a foundation settling — and the movement we cause is controlled and toward level, unlike the movement clay causes.
